Suleman's father Ed Doud purchased the home in 2009 for $565,000. Suleman owes a $450,000 balloon payment to Amer Haddadin, the note holder on the home. He had threatened Suleman with eviction several times over the past several months if she didn't pay the money.
Haddadin told the Register he has been trying to convince Suleman to sell the house all summer and had no idea that a sign had been put up in the front yard.

Study finds that women are savvy bargainers who simultaneously negotiate economic outcomes and gender role expectations
NEW YORK September 26, 2011 A study conducted by Columbia Business School Professor Michael Morris, Chavkin-Chang Professor of Leadership, and Emily Amanatullah, now an Assistant Professor of Management at McCombs School of Business of the University of Texas at Austin, finds that while women fare worse economically than men in many distributive negotiations, including salary negotiations, women do not lack the capability or motivation to bargain effectively. Instead, women are simultaneously negotiating social approval in light of gender role expectations and hence hedge their assertiveness in some contexts, such as when bargaining for themselves. They do not hedge or do worse when bargaining on behalf of others, a context where assertive negotiation reads as caring and therefore consistent with the feminine gender role.
The research appears in the Journal of Personality and Social Psychology of the American Psychological Association. It reflects part of Prof. Amanatullah's recent doctoral dissertation at Columbia, advised by Prof. Morris, which was recognized as the best psychology-related dissertation of the year by the New York Academy of Sciences and also was similarly recognized by the Society of Experimental Social Psychologists and the Academy of Management.
The research involved survey studies of executives' experiences as well as laboratory experiments. For the experiments,Profs. Morris and Amanatullah created a computerized negotiation, which incorporated photographs and voice messaging in order to heighten the realism of the interaction. Participants were led to believe that they were negotiating with another individual about their starting salary at a new job; in reality, all participants were negotiating against the computer program. The test subjects were randomly assigned to one of two negotiation roles: one in which they advocated for themselves, and one in which they served as an agent, bargaining for a colleague. The survey responses showed that women did not aspire to lower salaries than men they also did not aspire to higher targets when they were advocates for others versus themselves, implying that lower aspirations are not the mechanism for women's lower negotiation outcomes. Results suggest that the mechanism driving women's lower outcomes is heightened concerns about social backlash.
The experiments revealed that the advocacy role uniquely affected female negotiators male performance was unaffected by this factor. Self-advocating female negotiators made larger concessions than male negotiators or other-advocating female negotiators. The magnitude of this difference in negotiation assertiveness was striking, with female negotiators in the self-advocacy context conceding away nearly 20 percent of the total value of the salary in just the first round of negotiation. Results of the current study support the argument that women negotiating economic outcomes in the workplace are simultaneously "negotiating" social approval, hedging their assertiveness in contexts where it could be seen as running afoul of gender expectations. Other experiments in the dissertation suggest that their concerns are not paranoid observers are more likely to form negative impressions of a self-advocating negotiator if the negotiator is female rather than male.
The study's findings uncover one source of the wage gap between men and women. Professor Michael Morris explains, "The current research has uncovered a missing link in the effect of gender on negotiations. Though women seemingly fare worse than men in most distributive negotiations, they are not less capable bargainers. Rather, women are savvy impression managers who consciously negotiate gender role expectations."
Professor Amanatullah continues, "The present results suggest a different remedy than training female negotiators to behave assertively. Training programs should focus coaching on role shifting. It may be fruitful to teach female negotiators how to reframe self-advocacy negotiations as situations of other-advocacy." For example, the researchers comment that when negotiating her salary, a woman might frame it as bargaining on behalf of her family. When negotiating budgets at work, a female manager might frame her actions as bargaining on behalf of her division or team. Also, women can swap negotiation roles with others to avoid self-advocacy. One woman can ask another manager to make the case for her promotion, and she can reciprocate.
Finally, the findings suggest possible remedies for ongoing salary negotiation inequality in organizational policies. Organizations that strive for salary equity must develop and implement policies for giving raises on the basis of objective performance criteria rather than on bargaining. When objective metrics are not available, peer or 360 degree ratings provide more accurate reads, reducing women's need to self-promote to achieve equitable pay. Overall, the findings imply that organizations can more effectively reduce problematic gender inequities if and when human resource procedures remove the need for employees to bargain assertively on their own behalf.

The engineering solutions to combat climate change already exist. Politicians must be brave enough to use them before it's too late
One word sums up the attitude of engineers towards climate change: frustration. Political inertia following the high-profile failure of 2009's Copenhagen climate conference has coupled with a chorus of criticism from a vocal minority of climate-change sceptics. Add the current economic challenges and the picture looks bleak. Our planet is warming and we are doing woefully little to prevent it getting worse.
Engineers know there is so much more that we could do. While the world's politicians have been locked in predominantly fruitless talks, engineers have been developing the technologies we need to bring down emissions and help create a more stable future.
Wind, wave and solar power, zero-emissions transport, low-carbon buildings and energy-efficiency technologies have all been shown feasible. To be rolled out on a global scale, they are just waiting for the political will. Various models, such as the European Climate Foundation's Roadmap 2050, show that implementing these existing technologies would bring about an 85?per cent drop in carbon emissions by 2050. The idea that we need silver-bullet technologies to be developed before the green technology revolution can happen is a myth. The revolution is waiting to begin.
Climate call
The barriers preventing the creation of a low-carbon society are not technological but political and financial. That's why at a landmark London conference convened by the UK's Institution of Mechanical Engineers, 11 national engineering institutions representing 1.2 million engineers from across the globe, under the banner of the Future Climate project, made a joint call for action at December's COP17 climate change conference in Durban, South Africa.
The statement calls on governments to move from warm words to solid actions. They need to introduce legislation and financial support to get these technologies out of the workshop and into our homes and businesses and onto our roads. Targeted regulation and taxation will also drive innovation. This will require bold politics, and spending at a time when money is scarce. It is far from unaffordable, however. The UK's Committee on Climate Change, which advises the British government, continues to support the view of the Stern report ? an assessment of the climate change challenge in the UK ? that the move to a low-carbon society will cost no more than 1?per cent of GDP by 2050.
Resistance to wind turbines and the power lines they feed, nuclear power and electric cars, as well as the economic costs, all make public opinion a powerful brake on change. However the alternative seems certain to be worse. It is not only the challenges of a deteriorating climate: with inaction comes a great risk to our economy in the long term. The green technology revolution, just like the industrial revolution before it, will give jobs to those countries which have created the right conditions for it to flourish.
China in front
Which countries these will be is still an open question. India, Germany, Australia and the UK were among the nations signed up to the Future Climate statement, whereas the world's largest greenhouse gas emitters ? China and the US ? were not. When it comes to investment in clean technology, however, that's not the whole story.
Although China is continuing to build coal-fired electricity plants at an alarming rate to power its rapid economic growth, the UN Environment Programme confirmed last month that it is now by far the world's biggest investor in renewable energy. Last year, China's wind, solar and biomass power industries received $49 billion of new investment, a third of the global total, and it now has the largest installed wind capacity in the world. When predicting who the front runner in this next great technological revolution will be, it is difficult to see past the emerging superpower to the east.
The US is going in the opposite direction. A natural gas rush driven by the development of controversial "fracking" techniques over the past decade has echoes of the oil rush that transformed Texas a century ago. The Financial Times reports that just one company, BHP Billiton, is investing as much as $79 billion in US shale gas fields ? over three times the amount invested in all US renewables in a year. This will secure cheap energy in the short term, but it is a finite resource and ultimately a dead end. In due course we could face the interesting prospect of the US turning to China to acquire its wind turbine technology.
Nuclear elephant
Investment in renewable energy is vital for a prosperous, low-carbon society. However, decision-makers cannot ignore the elephant in the room ? nuclear power. The enormous cost of implementing 100?per cent renewable power is not realistic for most nations, so nuclear offers our best chance of making a low-carbon society achievable and affordable. Yet the incident at Fukushima earlier this year has reinforced some long-standing concerns.
Unlike road use or smoking, nuclear power stirs anxieties in many of us that are out of proportion with its true risks. This is not to be complacent about the potential danger of a nuclear plant, but it is striking that nuclear power has killed fewer than 5000 people in its entire history. Compare that with coal mining, which in just one year and in one country ? China in 2006 ? killed 4700.

In Arizona, marital property is subject to equal division between the spouses in a divorce. The task of determining the nature and character of certain assets as either separate property or community property can sometimes be difficult, particularly when transmutation has occurred. Recently, a unique new form of intangible property has made a quiet entry onto the divorce scene. Virtual assets are creating unique challenges for couples and their family law attorneys.
Recognizing Assets ? Virtual Goods and Virtual Real Estate.
Those who limit online marketplace activities to buying tangible goods on eBay and Amazon, for example, may be surprised to learn that virtual goods are intangible objects regularly bought and sold within online communities and to gamers. These virtual assets can take any digital form including:? designer clothes for avatars and toons, tokens for special game privileges, sports cars for better driving on a virtual racetrack, and even acreage on the virtual farm.
Some well-known providers of digital goods in the virtual marketplace are Facebook (using ?Facebook Credits? as currency), Playfish (using ?Playfish Cash? as currency), Second Life Marketplace (using ?Linden Dollars? as currency), and Xbox Live Marketplace (using ?Microsoft Points? as currency).
To give you an idea of the U.S. dollar (USD) value involved in some of these purchases, the ?Entropia Universe [later Planet Calypso], an online game created by ? Mindark, entered the Guinness World Records Book in both 2004 and 2008 for the most expensive virtual good ever sold, and in 2010 a virtual space station, a popular destination in this game, sold for $330,000 [USD].? ? Wikipedia. To the purchaser, the space station was likely an investment ? users of the space station could be charged a fee in virtual currency to enter.
When real community dollars buy digital goods and virtual real estate, then the online asset may be divided in the divorce as another type of marital property. And when virtual profits are accumulated, those may also be community property. If a spouse?s wages were used to purchase an online saloon where other participants pay to hang out, like Planet Calypso for example, then the saloon could be community property and, if it is generating value to the spouse, it should be analyzed carefully as property divisible in a dissolution of marriage. Putting aside the spouse?s emotional attachment to online assets, what are virtual properties really worth?
Virtual Currency.
To recognize a virtual asset as intangible property of value subject to division in divorce, think of virtual currency, or credits, as simply another medium of exchange. One thing of value is given in exchange for something else, the transaction just happens to occur in a non-physical environment. But there is a trade nonetheless ? something of value for something of value. These transactions occur continuously and on a very large scale in online gaming communities like World of Warcraft (using virtual ?Gold? as currency). Virtual currency may have real value in U.S. dollars (USD) and such trading can lead to real world profits.
Turning a Virtual Profit into a Real Profit.
The process involved in turning a profit by trading in digital goods for online currency is not all that complicated for the online gamer. The virtual currency has to transfer out of the online community in the form of USDs through PayPal accounts into bank accounts. Here is how Second Life virtual profits transition into spouses? bank accounts:
Step 1. The spouse, an online resident, sells digital goods to other online residents for credits or, in the case of Second Life, Linden Dollars.
Step 2. The spouse exchanges the accumulated Linden Dollars to online residents on the LindeX? (the in-game currency exchange) or the Xstreet SL? currency exchange (the virtual marketplace) for USD credit. This turns virtual Linden Dollars within the online community into something of common value in the real-world community ? a credit for USDs.
Step 3. Once the spouse has a USD credit balance from the exchange, the credit balance is moved to his or her PayPal account where the USD credit is processed ? the money is now in the bank. $55 million USD processed credits came through Second Life community residents in 2009.??
Virtual Asset Exchange.
Continuing with Second Life?s virtual currency, Linden Dollars, as an example of how profits are generated through online communities ? Linden Dollars are exchanged for USDs on the community?s LindeX? and Xstreet SL? exchanges.
Second Life?s year 2009 financials were reported as:
? 2009 User-to-user transactions = $567 million USD.
? 2009 USD value of Linden Dollars in circulation = $26.5 million USD.
? 2009 Sales of user-generated virtual items on ?Xstreet SL? = $1.6 billion Linden Dollars, $6.1 million USD.
? 2009 Total USD value of all Linden Dollars traded on the LindeX? currency exchange? = $115 million USD.
? 2009 Total USD value of all Linden Dollars traded on the Xstreet SL? currency exchange = $1.5 million USD.
And here is a brief look at the fourth quarter of Second Life?s 2010 economy:

With significant figures like these, it is apparent that digital goods and intangible real estate have determinable values outside the gaming community. When virtual assets are included in a couple?s financial portfolio, a good family law attorney can discern whether those assets are divisible as community property in the divorce.?

Minnesota Congresswoman Michele Bachmann. Bachmann arguably has more actual education policy experience than anyone else in the Republican race - and that's the problem. She got into politics to fight against education policies that she didn't favor, including the push for statewide academic standards. She made a name for herself deriding programs like the federal School-to-Work initiative as Soviet-style collectivist planning. Texas Congressman Ron Paul. If you genuinely want the federal government out of education, Ron Paul is your guy. Give the Texas libertarian credit for a consistent stance even when it's politically unpopular. Many candidates talk a good game about state and local control, but when push comes to shove, they're not going to eliminate the federal government's more than $60 billion investment in public schools, financial aid for college or many of the other policies that families with children really care about. Paul would nix them all. China imposed the poultry tariffs in September 2010. It said U.S. chicken producers benefited from subsidies and were exporting their goods to China at unfairly low prices.
Countries are allowed to impose punitive tariffs to offset both practices, but U.S. officials said China did not follow proper procedures when it imposed them.
The tariffs were imposed against Tyson Foods Inc., Pilgrim's Pride, Keystone Foods and many smaller companies, said Toby Moore, a spokesman for the U.S. Poultry and Egg Export Council, a trade group.
China was among the top two markets for U.S. chicken exports before the tariffs were imposed. The other was Russia. Since then, exports have dropped 90 percent, U.S. trade officials said. That could cost more than $1 billion over two years.

After more than an hour huddling in the hallway with his clients and discussing the proposal with other attorneys, Velie returned to court to announce the deal.
Kennedy gave the parties until 10 a.m. Wednesday to submit a written agreement.
The agreement is a temporary reprieve in the long-running debate over whether the freedmen should be given full membership rights in the one of the country's largest tribes. But the lawsuit brought by the slave descendants ? to keep their right to vote and other tribal benefits after tribe members voted to cut them off ? will continue in federal court.
"The main thing is to have an election that doesn't violate tribal or federal law," Cherokee Nation Acting Principal Chief S. Joe Crittenden late Tuesday. "This order should re-establish the status quo as it existed during the June and July elections."
The freedmen also are suing the U.S. government, citing an 1866 federal treaty with the Cherokee Nation they say guarantees their tribal rights. An attorney for the United States, Amber Blaha, told Kennedy at the hearing that the Interior Department believes they have the right to full citizenship rights under the treaty and an election without their participation would be illegal.
Saturday's special election was ordered by the tribe's Supreme Court after recounts from a flawed election in June were reversed several times, with the longtime chief and his challenger each being declared the winner twice. Tribal experts believe the freedmen could swing the vote to new leadership of one of the country's largest tribes.
Chad Smith, who was chief until a temporary replacement was named after the June election, has actively campaigned for the last decade to remove non-Cherokee freedmen from the tribe's voter rolls. His challenger, longtime tribal councilman Bill John Baker, also backed their removal but not as vocally and is believed to have the support of many freedmen who voted.
Baker and Smith issued statements late Tuesday blaming each other for the election mess.
Baker said Smith and others had "bungled" the freedmen issue and told supporters it was "time to end this sad chapter in our history of Smith and his Supreme Court tarnishing the Cherokee name."
Smith countered that the agreement was "in direct violation" of the tribe's highest court ruling that freedmen are not citizens of the Cherokee Nation. He accused Baker's attorney of pressuring the tribe's election commission to give the freedmen "special treatment in this election."
Although no official breakdown exists, attorneys for the freedmen estimate that between 330 and 500 freedmen voted during that election. The tribe initially announced Smith had won by 11 votes, but subsequent tallies had the margins at seven, 266 and five votes.
After ballots were counted a fifth time from the June election, the tribe's Supreme Court said it couldn't be sure the tally was correct and ordered a new election.
But in the meantime, it upheld a 2007 vote by tribe members to revoke the freedmen's suffrage rights after three-fourths of voters favored doing so.
Tribal Attorney General Diane Hammons told Kennedy the agreement would basically return the freedmen to the "status quo" before the Supreme Court ruling by allowing those who were qualified then to participate now.
The Cherokee Nation has about 300,000 members, making it Oklahoma's largest tribe and one of the largest tribes in the U.S. About 2,800 freedmen held tribal rights after fighting for years to regain citizenship privileges that they believe were granted to them under the 1866 treaty, which gave the freedmen and their descendants "all the rights of native Cherokees."
Amid mounting pressure from the federal government, which included the freezing of $33 million in Cherokee funds by the Housing and Urban Development Department, the tribe's election commission decided to allow freedmen to cast provisional ballots for chief ? but said those votes would only count in the event of a court order.
Tuesday's agreement would count those votes and stipulate that a letter go out to other freedman by Thursday notifying them of their right to participate. Blaha said that it would also require the tribe to submit its election procedures immediately to the U.S. government for review and that no ballots be counted until the end of the extended election period.
